Choice based lettings is the way in which Affinity Sutton allocates some of its available homes. Any available homes that are not subject to local authority nomination rights will be advertised here.

The demand for homes exceeds the supply available. We regret we will not be able to accept everyone on to our housing register. Those people we do accept may have a considerable time to wait dependent on the property type, size and location required. Therefore we positively encourage you to use our housing options wizard before applying to register with us. The Housing Options Wizard provides more information on the range of options that may be suitable for your situation. It also has other useful advice links and information about eligibility criteria for our homes.
Affinity Sutton offers most of its new tenants a fixed term tenancy, with a one year probationary period. The usual fixed term period will be six years including an 18 month probationary period, that will be reviewed at 12 months and only continued if any of the tenancy conditions are broken. If there are no problems with the tenancy, then the tenancy will continue until the end of the fixed term period (known as a Fixed Term tenancy). The type of tenancy we offer you will depend on a few things such as whether you hold a tenancy with a council or other housing association immediately prior to accepting a tenancy from Affinity Sutton. The property you are accepting will also influence the type of tenancy we offer you. For more information regarding this, see our short guide to Affordable Rents and Fixed Term Tenancies.
To see exactly what your rights and responsibilities would be if you became an Affinity Sutton tenant, please see the sample tenancy agreements below. As stated above, the tenancy agreement that you receive would be dependant on your specific circumstances. We will say clearly in our offer letter to a prospective tenant what type of tenancy we will offer and for what length of time
Once you are accepted on to our housing register you'll be able to bid for suitable properties that you're interested in. You'll be able to keep track of what you've bid for on your home page. Please read all of the information on the property advert carefully before deciding to bid. It should have all of the information you need such as location, property type, size, rent and the type of tenancy we'll offer to the successful bidder. Please only bid for properties you are genuinely interested in. There is a limit of 3 bids per weekly advertising cycle.
We will allocate a home which meets the size of the property the household needs. This means that:
- If you are pregnant, you will no longer be awarded an extra bedroom until the baby is born
- Two children of different gender can now share a bedroom until one of them reaches the age of 10 and two children of the same gender can share up until the age of 16.
These changes may affect how many bedrooms you are eligible for. If you have any queries regarding this, please contact the Housing Options Team and we will do our best to help you.
